How much does fire door installation cost?

Realistic UK pricing for FD30 and FD60 fire door installation — supply only, supply-and-fit, retrofits and multi-door HMO upgrades.

Supply-and-fit FD30 pricing

A complete supply-and-fit FD30 fire door set typically costs £550–£850 in the UK. That covers the certified leaf and frame, intumescent strips, three CE-marked hinges, an overhead closer and standard ironmongery (latch, lock, handles). FD60 sets are usually 30–50% more.

Supply-only

A blank FD30 leaf is typically £140–£250; a full unfitted set (leaf + frame + strips + hinges + closer) is £280–£450. Self-fit is rarely a good idea for compliance — gaps, hinge positions and closer adjustment all affect the rating.

Retrofit / upgrade — the cheap route when it's available

If the existing leaf and frame are sound and certified (look for a plug in the top edge of the leaf), an upgrade pack — intumescent strips, cold-smoke seals, compliant closer, correct hinges, threshold and ironmongery — typically costs £80–£180 per door fitted. This is the most common route for HMO licensing upgrades.

HMO multi-door programmes

For a 5–6 bedroom HMO needing every bedroom and risk-room door bringing up to FD30S, a full programme typically lands between £2,500 and £4,500 depending on whether retrofit is possible or full replacement is required. Most jobs complete in 1–2 working days.
