Why fire door inspections matter

Fire doors are the single most common defect we record on HMO and block-of-flats inspections. Under the Fire Safety (England) Regulations 2022, Responsible Persons for residential buildings over 11 m must check common-parts fire doors quarterly and front entrance doors to flats annually. Across all premises, the Fire Risk Assessment will flag fire-door condition as a high-priority item.

What we check

We inspect every door against the five key check areas published in the Fire Door Safety Week / BWF guidance:

• Certification — plug or label evidence in the top edge of the leaf, and matching certified frame
• Gaps & seals — gap measurement against the 2–4 mm tolerance, intumescent strips and cold-smoke seals to all four sides
• Hinges — three CE-marked hinges, correctly fitted, no missing screws
• Closers — overhead closer specified, fitted and adjusted to close from any angle
• Ironmongery — locks, latches, intumescent vision panels, signage

The report

You receive a per-door report with photographs, a pass / fail / remedial flag against each check and a prioritised action list. The report drops straight into your fire-safety evidence pack alongside your Fire Risk Assessment.
