The Nottinghamshire fire-safety picture
Nottinghamshire's housing stock skews towards Victorian terraces converted to HMOs in Ashfield, Mansfield and the inner-NG postcodes, with newer build commercial estates around the M1 corridor at Junction 28. The county has one of the highest rates of HMO licence enforcement in the East Midlands, driven by a sustained student and young-professional rental market.
Local authorities & enforcement
Nottinghamshire Fire & Rescue Service is the enforcing authority for the RRO 2005 across the county. Mandatory HMO licensing is enforced by district councils — Ashfield, Mansfield, Bassetlaw, Newark & Sherwood, Rushcliffe, Broxtowe, Gedling and Nottingham City — each with its own licensing portal. Ashfield and Nottingham City are the most active on unannounced inspections.
